How it works
From booking to loan-free, step by step
Ten steps, from your first sign-in to closing the home loan, with the exact buttons to tap. Open "Show the screen" on any step to see what it looks like.
Everything starts with your Google account. There's no password to create or forget.
- Open the app. Open BookingToKeys in the browser on your phone or computer.
- Choose your account. Tap Continue with Google and pick the Google account you want to use.
Tip Pick the Google account you'll keep using. Your ledger belongs to it, and you'll sign in with it on every device.

Every rupee of your home, in one private ledger
- Track builder slabs, stamp duty, loan fees, EMIs and interiors.
- Encrypted on your device. Our server can't read your figures.
Continue with GoogleLock your ledger with your own key
Before you add anything, your device creates a secret key. Every entry is encrypted with it before it leaves your phone, so our server only stores scrambled data.
- Create the key. Tap Create my key. The key is made on your device.
- Save the recovery code. You'll see a recovery code: 32 characters in groups of four. Tap Copy or Save as file and keep it in a password manager, or print it and keep it with your property papers.
- Confirm you have it. Type the code's last 4 characters, then tap I've saved it — continue.
- Choose how to unlock day to day. Set up passkey uses your fingerprint or face. It syncs with your Google or Apple account, so it works on your other devices too. Set PIN takes 6 to 12 digits and works only in this browser on this device. Pick one or both. If your browser can't use a passkey for this, you'll only see the PIN option.
- Open your ledger. Tap Open my ledger. If you set up neither, the button says Skip — I'll use the recovery code to unlock.
Important We don't keep a copy of your recovery code, so we can't reset it or recover it for you. If you lose the code and every passkey and PIN, nobody can open your data, including us.

A project is one property or one piece of work. Its payments, builder schedule and loans are all kept inside it.
- Start a project. On Your projects, tap New project. The first time, the button says Add my first project.
- Fill in the details. Enter a Name and choose the Type: Flat / apartment, Independent house / villa, Plot, Renovation / interiors or Other. Then add City / area, Unit / address, All-in budget, Agreement value and Expected possession, and tap Save.
- Add as many as you need. Keep a separate project for each property, such as a flat in the city and a renovation of your village house. Each one has its own budget and ledger.
Tip Fill in the Agreement value. It turns percentage slabs into rupee amounts. You can add or change it later under Project details.

Every rupee goes in the Payments tab, whether it went to the builder, the government, the bank or the interior designer.
- Add a payment. Open the Payments tab and tap Add payment.
- Choose the type. Pick from the grouped Type list: Booking amount, Builder slab payment, GST on flat, Stamp duty, Registration fee, TDS on property (Form 26QB), Loan processing fee, Interiors & woodwork and more. If yours isn't there, choose + Add a new type… and name it.
- Fill in the details. Enter the Amount, Date paid, Paid by (Self, Co-applicant or Bank (loan)), Mode, Paid to, Reference / UTR and a Note. Tap Save payment.
- Pay a slab in one step. In Builder schedule, tap a slab that isn't paid yet, then Record payment. The amount and stage are filled in for you, and the slab is marked Paid when you save. With a funding plan, tick Your share, Bank disbursement or both. The slab shows Part paid until both are recorded.
- Bring your spreadsheet. Import CSV takes a file with Date, Type and Amount columns. Paid by, Mode, Payee, Reference and Note columns are read too. Export CSV downloads the project's payments at any time.
Tip When you import, a row whose type the app doesn't recognise is saved as Other, and its original type is kept in the note.

Enter your sanction letter once. The planner works out the EMI schedule, the interest and when the loan closes.
- Add the loan. Open the Loan planner tab and tap Add home loan.
- Enter the sanction terms. Fill in Lender, Sanctioned amount, Tenure (years), Interest rate (% a year), the month Full EMI starts, and the EMI from your sanction letter. Leave the EMI empty and the app works it out. Tap Save loan.
- When the bank revises a floating rate. Tap Edit loan & plan, then Add rate change, and enter the month and the New rate (%). Under When the rate changes, choose Keep EMI, change tenure (usual) or Keep tenure, change EMI.
- Record disbursements. When the bank pays the builder, record that payment with Paid by set to Bank (loan) and Linked loan set to this loan. It counts as a disbursement, not your own money. If the project has only one loan, it's linked for you.
Tip Until full EMI starts, the planner's recommendations include Pre-EMI until full EMI starts, an estimate of the monthly interest on what the bank has paid out so far.

Small, regular extra payments can take years off a 20-year loan. Set your plan and compare it with paying only the EMI.
- Set your plan. Tap Edit loan & plan. Under Your repayment plan, set Extra EMIs a year, Raise EMI each year by (%), Extra every month and Lump sum every year, and choose the month to Pay yearly extras in, such as your bonus month. Leave them all at 0 to see the plain EMI schedule.
- Compare four approaches. Four cards show EMI only, extra EMIs (for example “+1 extra EMI a year”), an EMI step-up (for example “EMI up 5% a year”) and Your plan. Each shows the closing month, the total interest, and how much it saves.
- Read the detail. Below the cards are the Outstanding balance chart, Recommendations worked out from your own figures, and Your plan, year by year, laid out by Indian financial year (April to March).
- Record what you actually prepay. Add each prepayment as a payment of type Part prepayment with Linked loan set to the loan. The cards, chart and yearly table update.
Tip For old-regime tax notes on your recommendations, turn on Tax notes in loan recommendations in Settings.

Before you change your plan, see what a lump sum, extra EMIs or a yearly EMI rise would save, starting from where your loan stands today.
- Open it. In the Loan planner tab, tap Prepayment calculator. It starts with this month's balance on your plan, today's rate and your current EMI.
- Choose extra payments. Under What will you pay extra?, tick any of One-time lump sum, Lump sum every year, Extra EMIs every year, Extra every month and Raise EMI every year. Each one opens just the fields it needs, such as How many extra EMIs and Month each year. Untick to drop it; what you typed comes back if you tick it again.
- Choose what the bank does. Under After prepaying, pick Reduce tenure or Reduce EMI. Reduce EMI applies to a one-time lump sum; regular extra payments always shorten the loan.
- Read the result. Interest saved, Loan closes and, with Reduce EMI, the New EMI update as you type, with a balance chart below. Open Compare two ways to set one approach against another.
- Keep what works. Add to my plan saves the yearly, monthly and step-up choices to the loan. A one-time lump sum isn't part of the plan: once you've paid it, tap Record as payment when paid to add it as a Part prepayment linked to the loan.
Tip The same calculator is on this site under Calculator, with no sign-in. Its address keeps your figures, so you can bookmark or share a result.

The Overview tab shows how much you've spent and how much is left.
- Key figures. Overview shows Spent on the home against your budget, Budget left, Paid to builder, Paid by bank, Your own money and Loan repayments.
- Where it's going. Where the money went splits spending by group. Next builder payment shows the next unpaid slab, Loan outlook shows when each loan closes on your plan, and Monthly outflow charts 12 months of payments.
- All your projects. The home screen, Your projects, shows each project's spending against its budget.
Tip Budget left leaves out EMIs and interest, so it tracks the cost of the home itself.

Your ledger stays locked until you open it, on every device you use.
- Coming back. Tap Unlock with fingerprint or face, enter your PIN and tap Unlock with PIN, or tap Use recovery code.
- Lock it any time. Tap the lock icon at the top of the app, or Lock now in Settings. The key is cleared from memory until you unlock again.
- Settings. Every switch under Display & privacy starts off: Hide amounts, Short amounts, Tax notes in loan recommendations and Lock after inactivity. Manage passkeys, your PIN and your recovery code under Unlocking, and your own types under Your payment types.
- New phone. Sign in with the same Google account and unlock with your passkey or recovery code. A PIN stays on the device where you set it, so set a new one in Settings under PIN on this device.
- Leaving. In Settings, under Account, tap Delete account, type DELETE and tap Delete everything. This permanently removes every project, payment and loan, your encryption settings and your sign-in. To keep a copy, first use Export CSV in each project's Payments tab.

I forgot my PIN
Unlock with your passkey, or tap Use recovery code. Then go to Settings, Unlocking, and tap Change PIN. After 5 wrong tries the PIN is erased from that device. Your data is safe, and you can still unlock another way.
I lost my phone
On another device, sign in with the same Google account and unlock with your passkey (if it synced) or your recovery code. If the recovery code was kept only on that phone, go to Settings, Unlocking, and tap Create new recovery code. The old code stops working immediately. Under Passkeys, Remove any passkey you no longer trust. A PIN set on the lost phone works only on that phone, and is erased after 5 wrong tries.
My passkey doesn't work on this device
Some devices' passkeys can't unlock encrypted data, and the app tells you when that happens. Tap Use recovery code, then in Settings, under Unlocking, tap Set a PIN for this device. On a device that supports it, you can also try Add passkey on this device.
I'm offline
On a device you've used before, the app shows the data saved on that device, with a note that you're offline. Changes you make are kept and sync when you reconnect, and the form stays open until the save reaches the server. Signing in, and setting up your key the first time, need a connection.
A payment went into the wrong project
Payments can't be moved between projects. Add it again in the right project, then open the wrong one, tap Delete and then Tap again to delete.
